First-time renters and empty nesters may reflect different life stages, but they have one thing in common: a growing need for housing.
After experiencing a dip in 2023, student housing transaction volume rebounded to $8.5B in 2024, a 43% year-over-year increase, and the demand is expected to rise even more in 2025. Meanwhile, an aging population with rising life expectancies is leading to a predicted need of 250,000 additional Baby Boomer housing units by 2027 and nearly 500,000 additional units by 2029.
What’s attractive housing for 20–30-year-olds or those who are 55-70+? What are the amenities and design elements that set them apart from the rest, and what are today’s residents looking for?
To find out, Bisnow spoke with Jordan Gentry and Chad Edelstein, both senior program managers at Quantum Fiber, who broke down the trends that are currently shaping asset classes and appealing to different age ranges.

Gentry and Edelstein said that while a reliable internet connection is important in both types of communities, it’s particularly crucial for first-time renters who are likely enrolled in college and young professionals who are working from home. These residents also tend to be more tech-savvy, while those who’ve retired may need a little extra assistance.
Security is a top concern for residents of all styles of housing, Gentry said, which is why many developers are now installing systems that require key cards, mobile devices or access codes to enter the building. Call boxes may be placed throughout the community so that residents can connect with security even if they do not have their phones with them. Additionally, these systems can contact property managers remotely, who can send technicians to address problems when they are not on-site.
From a construction standpoint, Edelstein said that he is increasingly seeing communities appeal to first-time renters and early-career professionals with rooftop decks, pools, bars and even dance studios. He mentioned one community he visited had a live DJ in the lobby every Friday to cultivate a party-like atmosphere to help residents unwind after a long week. The goal is to foster connection and create a lifestyle concept that keeps residents coming back.
“It’s all about making young adults feel good, and as a result, the retention rate at that location is exceptionally strong,” Edelstein said. “The property is really doing something right, keeping residents engaged and in an atmosphere they want to be in.”

Many active adult communities also have pools, he said, but they are outfitted with lounge areas and rails to help residents easily get around. For 55+ developments, one of the keys to attracting residents is to install amenities that cater to their exercise preferences, including golf simulators, yoga studios and water aerobics.
Gentry spoke about one older resident who was unsure of whether there was even a modem in his home. His homeowner’s association contacted Gentry, who realized he would not be able to properly assist him on the phone, so he drove to the resident’s home and took care of his problem directly.
“That’s the kind of hands-on approach that retiree living developments need,” he said. “In addition to custom technology solutions, our dedicated team provides personalized service. Some adults expect in-person assistance, while young adults typically prefer self-service support options. We aim to ensure all residents receive the attention and support that’s right for them.”

Regardless of the community’s vision to cater to lifestyles, all residents want to feel as though they are being heard and taken care of. For owners, developers and property managers, this means partnering with service providers who can keep their amenities running and their properties connected.
